How we work

We realise that each client has their own set of requirements. Therefore, our service operates entirely on a personal level to ensure that we meet those exacting standards. Martin Halls operates solely in the front line and will be completely involved throughout the entire process from the initial consultation through to completion of your purchase.

Please see detailed below the stages in which our service works:

  1. Preliminary consultation
    This consultation is free and without obligation. It allows us to establish your expectations and requirements and can be conducted either in an initial meeting or by telephone. At this point we discuss in detail the type of property you are looking for, the location and budget. At this stage will shall be pleased to offer independent financial advice to assist with your budgeting.
     
  2. Familiarisation/Location
    If you are unsure about the areas in which to search for a property we will be pleased take you on a tour of those areas that we believe will match your requirements. This service is available at no additional cost.
     
  3. Property search and initial preview
    We will make a thorough review all properties currently available in your desired area by working with local estate agents and private contacts. We then prepare an initial list of suitable properties that match your requirements, view each property on your behalf and then compile a report and short list.
     
  4. Viewing time
    We will arrange by appointment suitable times to take you to view all short-listed properties. This need only take a day of your time, and can often take less than that. Should this initial short list be unsuccessful then we will continue with the process until find your ideal property.
     
  5. Selecting a property and negotiation
    Once you have chosen the right property for you, we will conduct all the necessary negotiations on your behalf to ensure that we are able to secure the property at the best possible price within your given budget.
     
  6. Co-ordinating through to completion
    Upon notification that you offer has been accepted, we liaise with the estate agent or private seller, solicitors, surveyors, mortgage lenders and others in order to progress the transaction through to completion as smoothly as possible. We will ensure that any matters, such as lease extensions, mortgage offers and surveyor reports are dealt with efficiently and professionally. Remember our fee is only payable upon exchange of contracts.

During the course of the transaction, we shall be pleased to recommend a range of professional advisors, builders, decorators, designers and landscapers to provide quotations for any works that you may require for your new property.
