Family Home required close to family business

Martin Halls Property Acquisitions were contacted to find a family home within a particular location close to the family business. After the initial consultation with our clients we were formally instructed and the search for a suitable property commenced. We were able to work within a £400,000 to £700,000 price range. At the lower price the client would have a budget available to extend the property and refurbish to their own tastes. More specifically the property must be within a ten minute walk from the family run business.

We narrowed our search radius to properties that fell into the CO3 post code. This made the search particularly difficult as this area is highly sought after due to the excellent reputation of the local schools and the close proximity to the town centre. Properties are known to sell even before reaching the press.

It was important for us to meet with the local Estate Agents who we knew specifically dealt with this area and at this point assured them that we were ready to view any property that fitted our criteria. We rapidly made up a shortlist and made instant viewing appointments in order not to miss a golden opportunity. Of five properties our clients viewed one house stood out; it was at the lower end of their price range.

The property in terms of location was perfect, only five minutes walk from their business. The accommodation was smaller than they had hoped but there was tremendous potential to extend and create more space in loft area. We arranged an appointment for an architect to visit the property and sketch some ideas. The clients were delighted with the new layout and extra space that could be created.

The house was currently on the market for offers in excess of £400,000. Our client was not dependent upon the sale of another property which put them in an advantageous position to proceed immediately. We contacted the agent and submitted a firm offer of £385,000 stressing that the sale could proceed quickly. We expected to get a refusal but felt that whilst the seller wanted more than £400,000 they could not ignore the fact that our clients could complete within 28 days.

We liaised further with our client and decided to submit an increased offer of £390,000 as full and final. Within 24 hours the agent had contacted us with good news that the seller had decided to accept the offer.
