Mr T. of Colchester had been looking for a property to renovate in Colchester for some six months without success.
There were no suitable properties coming onto the market and the estate agents had gone quiet, Mr T. was disillusioned by the whole tiresome procedure. He had heard about Martin Halls Property Acquisitions and decided contact us to see if we would acquire a suitable property on his behalf.
Upon completion of our meeting we had exact requirements and budget to commence putting our feelers out into the market. We prepared a short list of properties in and around Colchester, all of which had possibilities. A contact also had advised us about a property which would be coming onto the market and was pending planning permission.
It was described as a Grade 11 listed building located in the old part of the Town, now vacant and used for many years as offices. We reported to our client who immediately wanted to view the property.
The property was perfect, the pending planning permission was to change the use from commercial back into residential. Most of the original features had been retained and works were within our clients capabilities.
The asking price was £600,000 and through some hard negotiations we secured the property on behalf of our client at £580,000 subject to contract and planning.
Eight weeks later planning was approved and completion has taken place. Building works are now progressing and our client is looking forward to moving in.
